Taberns Tenant Guide

Once you have decided on the property you wish to rent you will be required to complete an application form (one per adult). Please phone our office to arrange an appointment to call in with the application. We can help you to complete the form if required.
References
The cost of referencing is £90 per person and must be paid with your application. We use an independent referencing agency to obtain and evaluate your references. As a minimum, we will require satisfactory references from your employer or accountant and a previous or current landlord. We may also require a personal reference. In addition a credit check will be undertaken.
It should be noted that the submission of an application is not a guarantee of tenancy. Acceptance is subject to your references being acceptable. In some cases you may be asked to provide a guarantor.
Identification
We require two forms of identification, one photographic and one with your present address. These could be: passport, driving licence, recent utility bill. We also require your bank account details. If you are a non-EU resident, we require a copy of your Home Office work permit.
Housing Benefit Tenants
If you are claiming Housing Benefit, you must provide us with your proof of benefits. This must be dated recently, showing the type of benefit you receive. You will also need to make a new Housing Benefit Claim. Please obtain a new claim form and complete fully before bringing it to the office. You will also require a working guarantor, who will need to be referenced alongside your application.
Deposit
Once you are accepted, in order to hold the property for you, we will require the deposit to be paid (this is usually equivalent to one month’s rent). Should you change your mind for any reason your deposit is non-refundable. The deposit will secure the property up to a maximum of 28 days from the date of payment. Should the landlord decide not to proceed with the tenancy, the deposit will be returned to you. Once the tenancy commences the deposit will be held in a deposit protection scheme.
Tenancy Agreement
We will provide you with a copy of the Tenancy Agreement prior to signing. You should note that this is a legally binding contract and you should read the document and obtain legal advice if required. Please note, until contracts are signed, there is no guarantee of tenancy.
Once the deposit is paid, we will arrange for you to move into the property. The first month’s rent is payable no later than the tenancy start date. Ongoing rents are paid by standing order.
